This airport city concept represents the evolution of modern airports since the beginning of this century. That is why modern airports in Europe have adopted this concept since the early 2000s, for example: Frankfurt airport, Schiphol in Amsterdam, El Prat in Barcelona, Dusseldorf airport, Brussels airport, among others. This concept also represents a new development model, which is both spatial and economic. With it, airports contribute to the development of their localities, cities and regions, creating new dynamic ecosystems for different profiles of users and companies, which increasingly require more services at airports and value a growing air connectivity for passengers and cargo.

The Airport City will be integrated, spatially and economically, through an integrated planning with the authorities of Callao and the Region. LAP has been working on an institutional agenda with the Municipality

Provincial Municipality of Callao, the Regional Government of Callao, and with the relevant central government ministries (e.g. MTC, Mincetur, others) in order to promote infrastructure projects that will facilitate the connection of the City with the Airport.

Also, LAP has been integrated and actively participated in the Callao Metropolitan Development Plan (PDM 2040), which has proposed a territorial development plan for the entire Callao region, is inclusive and is orie

.

Among the main benefits, we can mention the following:

  • It will generate more direct and indirect employment
  • It will revitalize the surrounding areas of the Callao region
  • It will generate new business opportunities
  • It will boost the economy in the surrounding areas
  • It will provide new urban infrastructure.
LAP plays the role of administrator of the Master Plan for the development of the airport city projects, and promoter of third party investment in them. To this end, LAP will invest close to US$ 1.5 billion in new airport infrastructure in order to increase the airport's capacity and the national, regional and global connectivity of Jorge Chavez.

Among the main ones we could mention the following:

  • LAP assumes the investment of the urban development and all the access road infrastructure for the vehicular entrance and exit to the Airport City
  • LAP grants contract terms that allow making viable the investment of third parties within the limits of the Concession Contract
  • The Concession Contract establishes investment protection clauses for the developer or investor
  • The Developer or investor does not need to invest in the purchase of the land, because it will lease the same to LAP during the term of its contract
  • The Projects located in the concession lands can avail themselves of Modality "A" of Law 29090, which allows an automatic approval of the Building License
  • The Projects are included within the future environmental impact modifications that LAP manages in a centralized manner.

LAP has in its master plan projected areas for the development of the following assets:

  • Offices
  • Hotels
  • Parking lots for different uses and users
  • Logistic centers
  • Aeronautical activities (air cargo warehouses, ramp stations, aircraft hangars, among others)
  • Retail
  • Others

The development of each of these assets will depend on the demand and investment appetite of third-party developers and investors. All of these areas are independent of the areas necessary for the airport activities at Jorge Chavez.
